What Sealcoating Does

Sealcoat is a protective layer applied over cured asphalt. It slows the oxidation and UV damage that turns fresh black asphalt gray and brittle over time, and it fills in small surface voids before they turn into cracks. Between new installs and repairs, sealcoating is the single most common job we run — it's affordable, it's fast, and it genuinely extends the life of a driveway.

It's maintenance, not a repair — sealcoat works best on asphalt that's still in good structural shape. If your driveway or lot already has cracks or potholes, we'll handle crack filling or repair first, then seal.

The Process

• Clean the surface and clear vegetation from edges
• Treat any oil or fluid spots so the sealer bonds properly
• Apply the sealer evenly across the surface
• Allow proper drying and curing time before regular use

A Simple Maintenance Schedule

Most driveways don't need sealcoat right after paving — that's actually too soon, and we'll tell you so even though some contractors push it as an upsell. The honest schedule is roughly a year after a new install, then every two to three years after that, depending on sun exposure and traffic. Keeping to that schedule is a lot cheaper than a repave down the road.
